New Green Offices


When BOMA/Chicago made the decision to move its office space to 115 South LaSalle, the opportunity to fortify the organization's commitment to environmental sustainability and energy efficiency was ripe. After years of guiding Chicago's commercial real estate community through the various facets of sustainable property management, BOMA/Chicago pledged to "go green" in more ways than one.

To do so, BOMA/Chicago brought together a team of local experts to guide the organization throughout the process and ensure the space was as sustainable as possible - from its initial design concept to construction to ongoing operations and beyond. Once the space was selected, BOMA/Chicago's team meticulously vetted every detail of the custom build out, including furnishings, layout, ventilation, lighting, materials, among dozens of other considerations. Additionally, BOMA/Chicago vowed to meet the most aggressive industry benchmarks as a means to optimize the space's energy efficiency and green attributes.

BOMA/Chicago moved into its new office space on December 1, 2008 and applied for LEED-CI certification shortly thereafter. On Monday, June 22, the U.S. Green Building Council advised that the new office construction project has been awarded their LEED CI Silver rating with a score of 30 points (4 points above basic certification and 2 short of gold). This is a terrific accomplishment and serves as an example for BOMA/Chicago's members and their tenants.

In addition to providing BOMA/Chicago with 30 percent more usable space, the office's sustainable features include:
  • Utilization of environmentally sensitive finishes, furnishes and appliances, including:
  • InterfaceFLOR carpet tiles that are designed to offset GHG emissions throughout the carpet's entire lifetime - from original manufacture to installation to reclamation/recycling
  • Utilization of low emitting indoor air adhesives, sealants and paint
  • Energy Star certified refrigerator, dishwasher, printers and other appliances
  • Interior layout that includes natural light in 90 percent of all work spaces
  • Installation of state of the art light fixtures and controls, including the first-ever commercial application of LED down lights in Chicago
  • Reuse of building products and materials in order to reduce overall consumption and demand
  • Inclusion of renewable energy requirements in the organization's electricity supply contract
